T3ec offer unrivalled expertise in the use of off-site construction techniques in light gauge steel and timber, including structural design for landmark projects such as the 22 storey Creekside development in Greenwich.

We can research, design and consult at all stages of an off-site construction project, whether integrating modules from an existing structural steel framing systems into a current project or designing an entirely new system from scratch. Our projects range from SFS infill panel design through to the design of entirely new modular systems for affordable housing

We’ve previously worked on the largest and tallest offsite construction projects in the world, building to sizes, timescales and tolerances that simply weren’t thought possible. Having played a leading role in the design, testing and implementation of several leading structural steel framing systems, our design team can offer expert advice on the use of off-site construction techniques that isn’t tied to any particular solution provider.

We’ve designed modular apartments, hotel rooms, student accommodation and housing with factory-fitted interiors, developed new and innovative types ways of using manufactured steel units and solved design challenges ranging from confined building sites to the need to brace structures against earthquakes. We’ve even used offsite design in hotel and student accommodation projects involving adding rooms whilst the rest of the building remains occupied.

Currently we’re actively developing Module 200 and working on several large apartment, hotels and student accommodation complexes.
